Preventative Home Care & System Monitoring (Out of Town Owners)

Maintaining a home in this environment requires consistent attention to prevent small issues from becoming costly repairs. These maintenance plans provide structured, proactive care and clear visibility into your home’s condition.

FIRST-TIME WALKTHROUGH (Required Onboarding)

Before beginning any maintenance plan, a walkthrough establishes the baseline condition of the home and the location of various items listed below.

What’s Included

·        Full review of accessible home systems and key access points

·        Identification of existing maintenance concerns or visible risks

·        Verification of system locations (HVAC, water heater, electrical panels, shut-offs)

·        Photo documentation of current conditions (as needed)

·        Review of home-specific notes (access, safety, known issues)

·        Confirmation of service scope and maintenance plan expectations

Home Condition Report

Following the walkthrough, a detailed report is provided including a written summary, photos documenting any issues, and a baseline record used for all future maintenance visits.

Pricing – for initial walk through

·        Up to 2,000 sq ft — $385

·        2,000–3,500 sq ft — $425

·        3,500–5,000 sq ft — $525

Discovery Policy

·        Service will pause at discovery

·        Findings documented with photos

Sunshine Plan Includes

·        Monthly visits

·        HVAC filter service -  Check air filter and replace every three months ***Price for air filter included***

·        Once a year air pressure condensate line to be sure line is clear

·        Full leak inspection Monthly -  Run water at every sink and check for leaks, Flush every toilet and if a toilet brush is provided a quick clean to remove the black ring we have all become familiar with. Check ceilings for evidence of leaks from roof. Run water at tubs and showers to ensure water stays in “P” trap. Visual hot water heater inspection. Anywhere water comes into or out of house will be inspected for leaks.

·        Exterior monitoring Monthly  - Pest Intrusion, Tree touching house, loose boards on decks, caulking around windows, vegetation that needs attention. We will be your eyes while you are away.

·         Security checks Monthly - Check and verify all locks are locked and working properly monthly check all doors and all windows

·         Monthly Test alarm and security system if available

·        Test all lights function Monthly– does not include cost of bulbs or labor -estimate provided if needed

·         Smoke detector testing -  Every three months all smoke detectors will be manually tested (press the button) Yearly replace batteries ***battery cost included in plan****

·         WiFi + TV checks Monthly - Speed Test using cell phone to verify wifi is working and has expected speeds - Turn on every TV and if connected to wifi ensure it is working and connected

·        Fire extinguisher every three months  Visual inspection of date and meter

·        Seasonal AC prep - Yearly at the end of May - Use garden hose to wash outside unit to remove any debris - Schedule if requested licensed heat and ac company to service unit - Use foam cleaner and pump up sprayer to wash coils on interior unit (included for a SINGLE A/C unit add $125 for each additional unit that needs preparation for summer - Adjust thermostat to owners requested temperature - Add ½ cup vinegar to condensate line (prevents mold in line)

·        Heating system check - Yearly in November – Garden hose wash for exterior unit check interior coils and if needed flush those also includes a single unit if additional units need cleaning add $125 per unit Add ½ cup vinegar to condensate line (prevents mold in line)

·        Water heater flush Yearly in May ***one hot water heater included***

·        Dryer and dryer vent cleaning Yearly in May as long as it is a single dryer on an outside wall. Additional dryers add $150 and if vent is over 5 feet from exit additional cost will be discussed with client

·         Appliance Check - Turn on stove and oven burners - Check refrigerator temperatures - Turn on microwave (2 seconds) - Test dishwasher

·        Concierge Service $75/hr

Coastal Breeze Includes

• Monthly visits

• HVAC filter service - Check air filter and replace every three months ***Client will provide or reimburse cost***  Yearly Add ½ cup vinegar to condensate line (prevents mold in line) – also air pressure condensate line to ensure it is clear yearly in May along with Seasonal AC prep to include garden hose wash of exterior unit.

·        Leak inspection Monthly -  Run water at every sink and check for leaks, Flush every toilet Check ceilings for evidence of leaks from roof. Run water at tubs and showers to ensure water stays in “P” trap. Visual hot water heater inspection. Anywhere water comes into or out of house will be inspected for leaks.

·        Exterior monitoring Monthly  - Walk around home looking for Pest Intrusion, Tree touching house, loose boards on decks, caulking around windows, vegetation that needs attention. We will be your eyes while you are away.

·        Security checks Monthly  - Check all doors are locked

·         Smoke detector testing - September manually test detectors

·         Yearly replace battery *** Client will provide or reimburse cost*** completed during HVAC yearly service in May

·         Concierge Service $100/hr

Sandbar Includes

·        Monthly visits

Additional Pricing

Single floor no change Additional floors add $10 per floor to inspect

Single hot water heater flush and Single dryer vent clean additional dyers or hot water heaters will be additional cost $150 for dryer and $125 for additional hot water heaters.

Batteries for smoke detectors are included in the yearly replacement for the Sunshine Plan

IMPORTANT LIMITATIONS

Preventative only. No repairs or troubleshooting. Additional work billed separately. Additional requests may be submitted for an estimated cost.
