Preventative Home Care & System Monitoring

Maintaining a home in this environment requires consistent attention to prevent small issues from becoming costly repairs. These maintenance plans provide structured, proactive care and clear visibility into your home’s condition.

FIRST-TIME WALKTHROUGH (Required Onboarding)

Before beginning any maintenance plan, a walkthrough establishes the baseline condition of the home.

What’s Included

·        Full review of accessible home systems and key access points

·        Identification of existing maintenance concerns or visible risks

·        Verification of system locations (HVAC, water heater, electrical panels, shut-offs)

·        Photo documentation of current conditions

·        Review of home-specific notes (access, safety, known issues)

·        Confirmation of service scope and maintenance plan expectations

Home Condition Report

Following the walkthrough, a detailed report is provided including a written summary, photos documenting any issues, and a baseline record used for all future maintenance visits.

Pricing – for initial walk through

·        Up to 2,000 sq ft — $425

·        2,000–3,500 sq ft — $475

·        3,500–5,000 sq ft — $525

·        5,000+ sq ft — Custom Quote

Discovery Policy

·        Service will pause at discovery

·        Findings documented with photos

·        Estimate provided

·        No work without approval

·        Maintenance begins after acknowledgment

·        Up to 2,000 sq ft — $119/month ($1,428 annually)

Additional Pricing

Single floor no change Additional floors add $25 per floor to inspect

Single hot water heater flush and Single dryer vent clean additional dyers or hot water heaters will be additional cost $150 for dryer and $185 for additional hot water heaters.

Batteries for smoke detectors are included in the yearly replacement for the Sunshine Plan
